TRY NOT TO DO THESE THINGS WHEN SELLING YOUR HOME

When it comes time to sell your home there are a few things you need to make sure not to do if you want a good experience.

Watch your Selling Price

Nothing wrong with asking for a fair price but don’t go overboard. Homes with prices set too high usually stay on the market for longer periods of time and often sell for less than homes that are fairly priced to start with. Take your agents advice, they know the market and what price your house has the best chance of selling at.

Don’t “Jump the Gun” and Market too Soon

You may be ready to sell, but is your house ready to be shown? Have you fixed all the minor annoyances that you learned to live with? The leaky faucets, broken mirrors in the master bath? A prospective buyer will factor those in when viewing the home.

Don’t Make Your Home Hard To Show

You want to make it as easy as possible for prospective buyers to see your home at their convenience. Be prepared to keep it in ready condition for show and have a plan for securing pets when prospects visit. Try to keep your schedule as flexible as possible, since many buyers want to view homes in the evening or on the weekend.

Don’t Be Present At An Open House

Just try not to be there. Home buyers often feel uncomfortable looking through a home when the owner is present, and they want to be free to discuss the pros and cons of the house without fear of offending the owners. You may want to stay to answer questions, but it’s best to leave this task to your agent who can then relay any feedback.

Don’t Try To Sell it Yourself

Sure there are people who will tell you to sell it yourself. But just like in other business deals, it really is best to work with a professional. Your agent knows the local market, stays current on housing regulations, and understands how best to market your property. They will work with your best interest in mind to sell your home quickly and for the most money.
