Why Do You Need a Home Inspection?

When your purchase a home the residential agreement allows you the option to accept or waive the opportunity to have your new home professionally inspected.  This is an important decision to consider.

Buying a home could be the largest single investment you will ever make. To diminish nasty surprises and unexpected problems, you should want to learn about the newly constructed or existing house before you buy it.  A home inspection may isolate major repairs or builder oversights, including the need for possible maintenance. After the inspection, you will know more about the house, which will allow you to make decisions with sureness.

Sellers often leave the home inspection decision up to the buyer however; opting to an inspection prior to listing your home can give you the opportunity to make repairs that will put the house in a better selling condition.

Should you attend the inspection? Yes, although it’s not required it’s diffidently recommended. The advantage to attending allows you to observe the inspector and ask questions as you learn about the condition of the home and how to maintain it.

No house is perfect. If the inspector finds problems, it doesn’t mean you should or shouldn’t buy the house, only that you will know in advance what to expect. If major problems are found, a seller may agree to make repairs.  Your Real Estate agent can negotiate this request for you.

On the other hand, it’s not unusual to find a home with a clean bill of health.  But, without the home inspection, you will never know what to expect.
